Along with the new Coming Soon status, a new field for Activation Date, and a new field for Delayed Marketing are being added. Details on each are below.
New Status in MLSBOX: Coming Soon
Coming Soon is a listing status that designates the property is listed and is being advertised, but is not yet ready for showings.
- The coming soon agreement must be signed by the Seller(s) and uploaded to the listing. Coming Soon Agreement
- Showings are not allowed before the Activation Date.
- Activation Date is the date the listing will be automatically changed to Active status and can be no more than 30 days after the List Date.
- DOM does not accrue
- Public marketing is allowed but it will not be included in public feeds like IDX
- If there is a for sale sign on the property, it must display “Coming Soon”
- You can’t change a listing back to Coming Soon, It must be the initial status.
- 1 Photo Required (Front Exterior)

Coming Soon Rules:
Section 1.E Coming Soon Listings Coming Soon is a listing status that designates the property is listed but requires more time to prepare for the market. Coming Soon listings are searchable by Participants and Subscribers but are considered not yet on-market. Coming Soon listings are subject to the following rules:
- Coming Soon listings are considered off-market, not syndicated by the MLS for public display, and do not increase the Days on Market
- are not allowed to be shown and may not be scheduled for showings until the listing has been updated to an on-market status ($1,000 fine if violated)
- broker direct marketing outside of the MLS is allowed, but for-sale signs must display “Coming Soon”
- may be in the Coming Soon status for no more than 30 calendar days, after which the listing will automatically be set to active
- the date the listing is expected go on-market is required and may be changed, but may never exceed 30 days beyond the listing date
- the listing status may be changed manually, but once changed a listing may not return to Coming Soon
- an agreement must be executed by the seller agreeing to the use of Coming Soon, and upon request, Participant will furnish copies of Seller Coming Soon agreement to the MLS within one (1) business day
- a subscriber may not relist a canceled or expired listing that has not been out of the coming soon status for at least 30 days.
New Field: Activation Date
- Required if status = Coming Soon
- Searchable Field
- Activation Date can be no more than 30 days after the List Date.
- Properties cannot be shown before the activation date. If shown it will result in a $1,000 fine.
New Field: Delayed Marketing
- Not a status. It is a Yes/No field in the Internet Display Options section of the listing
- Selecting yes hides the listing from IDX and syndication data feeds
- Searchable
- Does not influence Days on Market calculations
- No limit for how long a listing can have Delayed Marketing set to yes
What You Can/Must Do with Delayed Marketing
- Execute the Seller Disclosure — You must have a Delayed Marketing form signed by the Seller and uploaded to the listing.
- Submit the listing to the MLS — The property must be entered into the MLS and visible to all participants and subscribers.
- Conduct showings and accept offers — Showings, tours, and offers are permitted, as long as they follow the seller’s instructions.
- Marketing — Promotion is allowed through your own brokerage channels (e.g., your firm’s website, third-party portals, social media, direct outreach, yard signs, or any manner consistent with the seller’s needs, subject to applicable law).
What You Cannot Do with Delayed Marketing
- MLS Driven Marketing — While you can market directly, the MLS will not syndicate listings to IDX websites, syndicated portals (e.g., Zillow, Realtor.com), or other public feeds during the delay period.
- Restrict all showings solely because of the status — Showings cannot be denied simply due to the delayed marketing designation; seller’s instructions must govern availability.
