The ROAM MLS Board of Managers has approved an update to how Coming Soon listings are distributed.

What’s Changing
Beginning the morning of May 5, 2026, Coming Soon listings will be included in IDX data feeds and may appear on broker and agent IDX websites.

* IDX is the reciprocal agreement between brokers allowing the display of listings on each other’s websites.

What’s Not Changing
Coming Soon will continue to be included in VOW data feeds, and will not be added to syndication public portals such as Realtor.com. Brokers will continue to have the option to syndicate their coming soon listings, and all other rules pertaining to Coming Soon will remain in effect.

What This Means for You
Your Coming Soon listings may now be visible to consumers on IDX, increasing early exposure and marketing reach. If you do not want to include your Coming Soon listings on IDX websites, we recommend setting the Delayed Marketing field to Yes while your listing is in the Coming Soon status.

Important Notes
While Coming Soon listings will be included in feeds to IDX vendors, each vendor will control the inclusion or exclusion of Coming Soon listings. Vendors may proactively pull Coming Soon listings on or after May 5. If you do not see Coming Soon listings on your website after May 5, contact your IDX vendor. Listing timestamps will not be updated, meaning existing Coming Soon listings will not automatically transmit until the listing agent modifies their Coming Soon listing.

What Do You Need to Do
If you have a Coming Soon listing and don’t want it to appear on IDX websites, set Delayed Marketing to Yes before May 5th. Listing agents who want their Coming Soon listings published on IDX sites must ensure the Delayed Marketing option is set to No, and that the Internet YN is set to Yes. Note that IDX website vendors and brokers may choose not to display Coming Soon listings. Contact your IDX vendor if you don’t see Coming Soon listings on your own website.
